]]> It’s that time of year where you should be thinking about your Spring Auctions. Typically Spring is the time of year most people consider to be the best time of year to sell. Why?? Probably something to do with the weather.

Every second agent has their own version of the “Spring Auction Spectacular”. But what can you do to make your auction spectacular stand out from the rest.

In most parts of the country auction clearance rates have been down over the past several months. Here is how you go about setting up for your spring auctions this year.

1. Start now!! Don’t wait until spring is 2 weeks away to work on it. If you want it to be a success then you need to start laying groundwork now.

2. Perfect your skills. Right now is the best time to look at how you run your auctions to make sure everything is in place. Selling by auction is a great system. Make sure your systems are in place and effective. Every single auction property goes through the same process. Review your checklists

3. Have a strategy in place to educate your buyers. Get closer acquainted with your finance broker. Have them geared up to do lots of pre-approvals, and fast.

4. Review all of your stock. It’s market review time. If they haven’t sold it’s time to look at why. No advertising, too high in price. Make a few recommendations to move forward with. “we’ve been working on a strategy to get something happening in the current market climate. Do you want to be part of it?”.

5. While your at it, it’s the start of a new financial year. Have a look at your own goals and targets. See how your business is performing. Are you hitting your targets you set at the start of the year? Why? Why not? If you smashed them apart already…reset them. If you’ve crashed in a dismal heap…same thing, reset them.
