			<content:encoded><![CDATA[<p>When Pam Hunt took on the role of franchisee at Brock Harcourts, she did not know she would be this busy.</p>
<p>Now it is the business’s first birthday and things for Pam and her team are only getting busier.</p>
<p>“The  last 12 months have been quite busy, but we’ve been trying to structure  the business so we can help clients in the best way and give them the  best service we can,” she said.</p>
<p>The last year has seen the business grow from three employees including Pam, to five.</p>
<p>Pam said with the impending mining boom, the business is going to grow even further.</p>
<p>“I’m trying to get the team ready for that boom, because it will be a big boom when that happens,” she said.</p>
<p>Pam has been in real estate for 16 years and she has seen a lot of change in that time, especially in the last couple of years.</p>
<p>The property market has gone from one extreme to the other and at the moment, she said it is in a bit of a ‘weird’ place.</p>
<p>Because so many companies are flying in contractors, many rental properties are being snatched up.</p>
<p>“The  rental properties are going crazy, we can’t keep up with the rentals at  the moment and the vacancy rate has dropped down to eight per cent,”  she said.</p>
<p>At this time of year, the business usually has 10 to 12 rental properties, but at the moment only has four.</p>
<p>She said sales, especially in the upper price range market are quite slow.</p>
<p>Many of the lower price range properties are being bought by investors, looking to get in for the impending mining boom.</p>
<p>She  said when the boom does hit, the residents of Whyalla will feel it and  many of these upper price range properties will be picked up, because  there will be nothing left in the lower price range bracket to sell.</p>
<p>Pam said, if people are looking to buy an investment property, now is the perfect time, before all of the bargains sell.</p>
<p>By the business’s second birthday, Pam expects business to pick up immensely.</p>

			<content:encoded><![CDATA[<div>More than 1100 in triathlonThe 18th Asics Victor Triathlon Fun  Run/Walk will be held on Sunday, March 11 and entries for this year’s  event has surpassed 1100.</p>
<p>The event that is known internationally,  is the brainchild of former triathlete and popular Victor Harbor  identity, Sid James and has grown from an event that attracted 400  competitors to the huge numbers it gets now.</p>
<p>Sid has been an  inspiration to the entire community and has constructed an event that  just not caters for the elite athlete, but for participants of all ages.</p>
<p>Schools  have become involved with St John Grammar at Blackwood, Encounter  Lutheran, Investigator and Victor Harbor R-7 figuring prominently and  encourage children to be active, which is what the whole event is about.</p>
<p>“I appreciate the support of the City of Victor Harbor and the residents of Encounter Bay,” Sid said.</p>
<p>“It is important everyone is aware of the competitors between 8am and 2pm.</p>
<p>“The event has grown because it has become a family event and the course can be challenging for the serious athlete.</p>
<p>“The course is aesthetically better than many others in the state and that is why it is so attractive to compete here.”</p>

<p>Alex to race for a cause this Sunday</p>
<p>For  Adelaide resident Alex Ferguson, taking part in the 2012 Victor  triathlon is a goal he set for himself some time ago and has special  significance.</p>
<p>“I thought of a fundraiser for this event for Autism  SA, as my youngest daughter Lucy was diagnosed with Autism Spectrum  Disorder last year,” he said.</p>
<p>“I wanted to accomplish an event  that was quite challenging as everyday life can be so challenging for  children with ASD and their families. “</p>
<p>In the triathlon, Alex will compete in the 1.5 kilometre swim, 40 kilometre bike ride and 10 kilometre run.</p>
<p>“Fitness is a passion of mine so it’s all worked out very well,” he said.</p>
<p>Alex  is a big supporter of the Army of Autism Awareness Angels &#8211; a  not-for-profit organisation founded by Brooke Clark who aim to raise  awareness of early autism intervention.</p>
<p>The Angels aim to help all the organisations and events linked to autism raise greater awareness for their respective causes.</p>
<p>“I think it is fantastic what they are doing to raise awareness for autism,” Alex said.</p>
<p>“I met Brooke through our children’s school and her passion and vision for raising awareness is very inspiring.</p>
<p>“Myself and my family are proud to support them in raising awareness.”</p>
<p>The money Alex raises through the triathlon will go straight to Autism SA, and he has raised just over $1000 to date.</p>
<p>Alex’s  other daughter Jade will be wearing an official Angels top to the event  and she will be cheering her dad over the line and raising awareness  for autism.</p>
<p>“I am looking forward to the atmosphere of the event,  and everyone competing in the different events and at different levels  is awesome,” Alex said.</p>
<p>“Most importantly, I am looking forward to  accomplishing my goal I set last year of completing an Olympic  triathlon and raising funds and awareness for Autism SA.</p>
<p>“I would  love to thank my beautiful wife Belinda and my daughters Jade and Lucy  for being such a loving family and supporting me all the way, Autism SA  for the services they provide to my daughter and all other children and  their families with ASD.</p>
<p>“Also I would like to thank Malcolm Ross,  the club manager of EFM in Port Adelaide, for all the coaching,  training and advice, and Brooke Clark and the Army of Autism Awareness  Angels; it’s fantastic what they are doing to raise awareness for  autism.</p>
<p>“Everyone who has donated to this fundraiser, me and my family, thank you.”</p>
<p>World Autism Awareness Day is on Monday, April 2.</p>

			<content:encoded><![CDATA[<p>Roy Laird, current coach of the Central District Football Club and Business Owner of Brock Harcourts Playford, was kind enough to share some of his knowledge this morning in an intimate, relaxed breakfast q &amp; a session with staff members from the group and a few special guests with regards to leadership and how the two areas of sport and real estate are closely aligned.</p>
<p><a rel="attachment wp-att-2834" href="http://blogs.brockharcourts.com.au/blog/2011/12/07/leadership-breakfast-with-roy-laird/img_0338/"><img class="alignleft size-medium wp-image-2834" src="http://blogs.brockharcourts.com.au/files/2011/12/IMG_0338-224x300.jpg" alt="Roy Laird" width="157" height="211" /></a>Any success will more than likely start at the very top level. Effectively as a business owners, it is your responsibility to make decisions and be accountable for them.</p>
<p>One of the big focuses is around taking on people based on character, and not necessarily their skills (or the ‘high flyers’ &#8211; those who will only turn out to be a short term team member). This helps with establishing a good culture within the team; gets the ‘right people on the bus’ and builds a solid platform with regards to working relationships.</p>
<p>Central District have a simple game plan. Keeping it simple is the key. Real Estate is simple too – a lot of people make it out to be a lot more complicated than it really is. You just need to keep following the bouncing ball by this we mean – have a business plan, know what you are aiming for &amp; just do it!</p>
<p>As a leader, you need to be able to delegate tasks – you won’t be able to do everything and all of it by yourself &#8211; it is why you have a team who are able to support you. It may be hard to “let go” of something, but it also might be for the fact that you feel like your team members won’t be able to do a good enough job – you can’t <em>trust</em> them to do it properly. By working with people who you know and trust, and have built up a relationship with, delegation will become much easier.</p>
<p>The lack or absence of trust is considered one of the 5 dysfunctions of a team, featured in a book of the same title, by author Patrick Lencioni. Teams who don’t trust each other are generally unwilling to be vulnerable within the group and will affect the solid platform that was trying to be created when team members were initially employed.</p>
<p>If you can’t communicate well within your team, ensure you have someone within your team who can. Someone who you can use as a sounding board.</p>
<p>Balance. You need to have balance with work and your personal life, otherwise you will just burn out and be no good to anyone.</p>
<p>Keep a challenging environment. You don’t want to be pushy or forceful when it comes to trying to help your team keep motivated, but you also don’t want them to become complacent with what they are doing. Keep trying to provide different challenges to your team, and encourage them to embrace them.</p>
<p>This morning’s session was both really insightful and educational.</p>

<p>The myschool.edu.com site uses test results to compare schools with others in the same area and “like” schools based on socio-economic ranking.</p>
<p>The site, launched late last month by the Federal Government, details results from the National Assessment Program Literacy and Numeracy (NAPLAN) test which are sat annually by all students in Years 3, 5, 7 and 9 in public and private schools.</p>
<p>Real Estate Institute of South Australia (REISA) president Michael Brock said agents would look for “every positive advantage they can”.</p>
<p>“I’m sure agents in areas where schools have had good ratings, will use that as a marketing tool,” he said.</p>
<p>“There’s always been people who want to buy in the eastern suburbs because they want to be near to schools, like Unley High, which are top quality government schools.”</p>
<p>Harris Real Estate managing director Phil Harris said agents would push the website. “There are buyers who specifically go out there to buy in the Unley, Glenunga and Marryatville zones,” he said.</p>
<p>“If you can’t get into those zones, people will be hitting up that website saying, ‘If I can’t buy within those top three zones, where’s the next best?’.</p>
<p>“That’s where the website will come in handy.”</p>
<p>Mr Harris said it “remained to be seen” how the website would affect prices.</p>
<p>Toop &amp; Toop managing director Anthony Toop said buyers would also use the information to inquire about real estate in particular areas.</p>
<p>“The agents will then jump on the back of that and start to promote that,” he said.</p>
<p>“People who are focused on their child’s education but are not in a position to go private (schooling), will use this website and if there’s standout schools within that, you’d expect them to make that a priority as a criteria of their purchase.</p>
<p>“They’re going to take that information on board and use it.”</p>

<p><strong>If traveling out-of-state</strong>, most states and/or state law enforcement agencies provide road-and-highway information either on-line or at a 1-800 number; <strong>check</strong> to see what conditions they report before leaving.<br />
<strong>Travel and conduct your business during daylight hours if possible.</strong></p>
<p>If planning a &#8220;road trip&#8221; over the holidays, have your vehicle serviced and checked out sufficiently far ahead to allow for repairs if needed. Don’t forget to have the mechanic check your spare tire and all fluid levels along with the other preventive maintenance procedures.</p>
