It was a case of auctioneers’ gavels falling two out of three times in the past week as Barossa’s prominent properties went to auction.Firstly, while the ‘million dollar views’ from the former Murdock winery site, near Tanunda, didn’t attract the same price tag at Friday morning’s auction &#8211; it certainly drew a crowd.
The site, at the corner of Magnolia and Vine Vale roads, fell slightly short securing a final bid of $920,000 from a Barossa investor.
According to auctioneer David Cook from Ray White in Clare, he was pleased with the auction’s outcome. The sale involved 72 inspections with 18 registrations made prior to the auction.
Mr Cook said the gentleman purchaser would soon share his ideas for the site, with the plans certain to please the Barossa community.

<p>Mr Cook said the gentleman purchaser would soon share his ideas for the site, with the plans certain to please the Barossa community.</p>
<p>Mr Cook added bidding on the day was lively with a starting price of $650,000, which increased by $10,000 increments. It soon became a bidding war between two parties who each increased their bids by $5000.</p>
<p>The property boasted a state-of-the-art house, cellar door/kitchen all set on 29 acres, 22 of which are under vineyard, and a five-bay shed and a fully insulated wine storage shed.</p>
<p>Secondly, on Sunday &#8211; the former Tanunda Library building sold for $550,000 under the direction of Barossa Real Estate.</p>
<p>More than 60 people showed up for the auction, with five registered bidders.</p>
<p>Kate Milroy, also a sales consultant from Elders Real Estate Gawler, acted as a proxy bidder for the successful purchaser &#8211; believed to be a Barossa couple.</p>
<p>Ms Milroy explained the building would be transformed into a regional outlet with a focus on wine, produce and entertainment under the boutique Barossa brand.</p>
<p>“Given its town centre position and commercial zoning, this property has great potential for a variety of uses,” Ms Milroy said.</p>
<p>“Down the track the vision is for live local music, food and wine, set in a warm and inviting atmosphere,” she added.</p>
<p>The development is subject to council approval. Also, funds from the sale will be used for construction works of the new library and visitor information centre, located across the road from the former library.</p></div>

<p>Lastly, Craker Holdings in Nuriootpa struggled to attract a starting bid, as about 60 showed up for the auction held yesterday morning (Tuesday).</p>
<p>While Brock Harcourts Commercial auctioneer Lindsay Warner indicated the owners were keen to hit the million dollar mark, a final bid sat at $925,000.</p>
<p>The bidding, involving two outside parties, started at $800,000 and included vendor bids of $25,000 made by the auctioneer.</p>
<p>Up for sale was 153-157 Murray Street, which included a showroom/workshop and a total building area of 1352 square metres, plus land.</p>
<p>The price was still being negotiated.</p>

SOUTH Australia&#8217;s top end real estate market is poised for a mini boom this spring, as it bounces back from the battering taken during the global financial crisis. 
Agents are reporting positive signs, despite threats of a potential double-dip recession in the US.
In the past month, sales include homes in:

<p>Toop and Toop managing director Anthony Toop said interest in prestige properties was so strong that last week he auctioned a Toorak Gardens home quoted at $2.2 million, but fierce competition forced it to $2.5 million.</p>
<p>&#8220;There were eight registered bidders, it was a cold and wet day in the middle of the election campaign and yet it still took off,&#8221; Mr Toop said.</p>
<p>While all registered buyers were local, he believes there is a new trend developing in the top end of Adelaide, signifying that a generational change is taking place.</p>
<p>&#8220;It&#8217;s the kids of early baby boomers &#8211; in their late 30s to early 40s &#8211; who have money and are now starting to buy their family homes. They&#8217;re medicos and professionals and there&#8217;s still a lot of old Adelaide money,&#8221; he said.</p>
<p>Agents also argue that the mini boom is party driven by a new confidence within Adelaide and because people are putting more of their investment funds into their principal place of residence as a safe haven from the fluctuations of the stock market.</p>
<p>Bernard H Booth agent Jamie Brown this weekend begins advertising the $7 million Gilberton mansion Ivanhoe, featuring six bedrooms, a swimming pool, tennis court and grand reception.</p>
<p>&#8220;We&#8217;ve already had some preliminary inspections but it was always the plan to release it officially in spring. We feel confident it will be received well, given some recent results,&#8221; he said.</p>
<p>Klemich Real Estate managing director Oren Klemich, whose company recently sold the $5 million College Park property, is also expecting a bumper spring.</p>
